Newly created with modern appliances and furnishings, tastefully decorated with pieces of bespoke handmade furniture and soft furnishings throughout.
There are two good-sized upstairs bedrooms, one super king-size with handmade oak headboard and one twin room, this can be made up into a super king-size on request, each with three Velux windows, incorporating blackout blinds for those who prefer a darkened bedroom. Both rooms benefit from views to the rear of Craigendarroch and views to the front of Craig Coillich Hill.
There is an upstairs shower room with a large shower and there is a spacious landing area with seating. Downstairs there is a double bedroom with fitted wardrobe, blackout curtains and a bathroom with over bath shower. There is a hairdryer and linen and towels are provided.

The open plan lounge, dining and kitchen area is ideal for family gatherings around the dining table or the Morso, 3 window, log burning stove. French doors lead out to the garden at the rear and a decked seating area. There is a smart TV, games and puzzles for all ages.
The kitchen is bright and airy and well equipped with new appliances along with a Bosch pod coffee machine and pleasing views to the garden and Craigendarroch Hill beyond. There is a fridge freezer, dishwasher, double oven incorporating a microwave and an induction hob and extractor.
The utility room has a door to the rear garden and is equipped with a Bosch washer/dryer.
In the under stairs cupboard you will find hoover, mop and bucket, ironing board and iron, clothes airer and fireguard/room divider if you wish to use them.
Garden and parking
The fully enclosed rear garden has seating and a decked area, along with plentiful bird feeders for you to watch the comings and goings, whether from the kitchen window or out in the open. Beyond the decking there is a grassed area perfect for soaking up the sun all day long, with cottage garden planting and a Brabantia rotary airer. There is a large shed to store your outdoor equipment with an aluminium dog crate provided if your pet prefers this, or handy for returning from muddy walks! A fully stocked log store for your use is located outside too.
To the front of the property there is room for two cars, along with street parking in front of the house, tastefully landscaped with gabion baskets wrapped around the accessible pathway to the front door. Underplanting of established trees and a garden bench to enjoy the sunshine and watch the world go by.
